Amid Emergency controversy, Kangana Ranaut sells her controversial Pali Hill bungalow for Rs 32 crore: report

Amid the controversy surrounding her upcoming biographical political drama Emergency, actor-politician Kangana Ranaut has reportedly sold her bungalow in Bandra’s Pali Hill area, Mumbai, for a whopping Rs 32 crore, according to property registration documents reviewed by Zapkey. This property also served as the office for her production company Manikarnika Films.

The actor had reportedly purchased the property for Rs 20.7 crore in September 2017, yielding a total return of 55 per cent, translating into a Compound Annual Growth Rate (CAGR) of 6.4 percent, according to Zapkey. Ranaut also took out a Rs 27 crore loan from ICICI Bank against the property in December 2022.

Last month, a report surfaced that the actor-politician had listed her luxurious bungalow for sale at Rs 40 crore. Although her team did not provide a comment, Simran Gupta from Code Estate agency confirmed to the Times of India that the property was on the market and had attracted considerable interest. According to a now-removed video by Code Estate, the property covers 285 sqm with a built-up area of 3,042 sq ft, including a 500 sq ft parking space and offering a spacious, stylish design over three levels.

The property had gained attention in 2020 when part of it was demolished by the Brihanmumbai Municipal Corporation (BMC). This occurred at a time when Kangana Ranaut was publicly critical of then Maharashtra Chief Minister Uddhav Thackeray and engaged in a dispute with Shiv Sena MP Sanjay Raut regarding actor Sushant Singh Rajput’s death. The BMC claimed the demolition was due to “illegal alterations,” though Ranaut later obtained a stay order and initially sought Rs 2 crore in damages, which she later withdrew.

Meanwhile, Kangana Ranaut is currently in a state of uncertainty, as the Central Board of Film Certification (CBFC) has yet to clear Emergency following a September 3 order by the Madhya Pradesh High Court. The HC directed Sikh groups, who had raised objections to the film, to submit their concerns regarding the movie and its trailer to the CBFC within three days and instructed the CBFC to address them promptly. Although Ranaut approached the Bombay High Court, it declined to issue directives, citing the need to respect the Madhya Pradesh HC’s ruling to consider the objections.

In a recent podcast interview with Shubhankar Mishra, Ranaut expressed her frustration with the situation. “It’s a very hopeless state. I’m quite disappointed in our country and whatever the circumstances are… How much will we keep getting scared? I’ve made this film with a lot of self-respect which is why the CBFC can’t point out any contention. They’ve stalled my certificate, but I’m determined to release an uncut version of the film. I’ll fight in court and release an uncut version,” she said.
